1. Upon receipt of your reservation, we will charge a deposit to your credit card (MasterCard or Visa only)
2. For a one or two night stay, the deposit is equal to one nights stay plus taxes
3. For three or more nights, the deposit is equal to half the entire stay, including taxes
Please understand that some or all of your reservation may not be subject to cancellation. The Kimmell House Inn is a unique property, where every guest reservation is important to us. Unlike a traditional hotel, your reservation means we have committed a distinct room exclusively to your enjoyment.
1. Cancellations made at least 7 (seven) days prior to your arrival date provide for your deposit being refunded, minus a $25 cancellation fee.
2. Cancellations made WITHIN 7 (SEVEN) DAYS ARE NOT REFUNDABLE OR SHORTENABLE (or otherwise changeable), in any way. In the unlikely event that you must cancel with less than 7 days notice, we must ask you to take resposibility for all of the nights of your reservation.

With guest feed back we've eliminated the need for check in appointments! The Kimmell House Inn is now a streamlined, self check in B&B. You can always make specific arrangements for us to meet you, but most people find self check ins much easier than appointments. Since we may or may not be around at the time of your check in, please assume there will be NO STAFFED FRONT DESK OR DOOR ATTENDANT.
We ask that you check out by 11 am.
Late check outs are difficult for us, as we need time to ready the room for the next guest.
Room rates are based on double or single occupancy and are subject to 7% state tax and 5% county tax.
Certain rooms can accomodate additonal guests.
Additional guests are $25 per person, per night, and must be registered with us in advance.
Well-behaved children 8 years and older are welcome.
We are a smoke-free inn. Absolutely no smoking is permitted indoors, or in the cottage. Smoking permitted in designated areas away from the house, please. Evidence of smoke will result in a $150 minimum cleaning fee.
While we are animal lovers, we cannot accommodate your pets in any of our rooms. We can refer you to a kennel just a 1/2 mile away. Evidence of pets will result in a $150 minimum cleaning fee.
